5. Second Fix

Once the new wiring is in place and the building work allows, sockets, switches, light fittings and other accessories are installed and connected.

This is also where the finished electrical layout starts to become visible.

6. Inspection & Testing

The completed installation is inspected and electrically tested.

Testing confirms that the circuits, protective conductors, protective devices and other safety measures operate as intended before the installation is put into normal service.

7. Certification & Handover

After satisfactory testing, the appropriate electrical certification is completed.

The consumer unit and circuits are labelled clearly and we explain the main protective devices and any important points about the new installation.

Will There Be Damage to Walls or Floors?

A rewire can be disruptive, particularly in a finished and occupied property.

Some access to walls, ceilings or floors may be needed to install new cables. The amount of disruption depends on the construction of the property and whether renovation work is already underway.

Why We Don’t Use One Fixed Price for Every House

Two three-bedroom houses can require very different amounts of work.

A quotation should therefore be based on the actual property and agreed electrical design.

Clear Quote Before Work Begins

House Rewiring, Testing & Certification

A house rewire is not complete when the new sockets and switches are fitted.

The new electrical installation must be inspected and tested so the circuits, protective devices, earthing arrangements and other safety measures can be verified before the installation is handed back for normal use.

Inspection & Electrical Testing

Once the rewiring work is complete, the installation is inspected and electrically tested.

Depending on the circuits involved, testing can include checks on continuity, insulation resistance, polarity, earthing, protective devices and other characteristics required to verify the installation.

The purpose is to confirm that the completed electrical work has been installed and tested correctly before being put into service.

Electrical Installation Certificate

Following satisfactory completion of a house rewire, an Electrical Installation Certificate (EIC) is issued for the new installation work.

The certificate records details of the installation, inspection and test results and provides formal documentation for the electrical work completed.

The IET publishes the current Electrical Installation Certificate model form as part of BS 7671:2018+A4:2026.

Part P Building Regulations

In England, a house rewire is notifiable electrical work under Part P of the Building Regulations.

Where the work is carried out by an installer registered with an appropriate Competent Person Scheme for this type of work, the Building Regulations notification can be handled through that scheme rather than the homeowner making a separate Building Control application.

Building Regulations Compliance Certificate

The Building Regulations notification is separate from the Electrical Installation Certificate.

Where the work is self-certified through an authorised Competent Person Scheme, a Building Regulations compliance certificate is issued following notification of the work.

It is worth keeping both documents with your property records, particularly for future sale, rental or further building work.

New rewiring work should be designed, installed, inspected and tested to the current requirements of BS 7671, the IET Wiring Regulations.
